Why should homeowners purchase a new home in The Meadows?

What is The Meadows?
The Meadows, the second-largest master-planned community in Douglas County and the third-largest in the metro Denver area, is set against the backdrop of natural ridges, prairie land and the Rocky Mountains. The approximately 4,000 acres of land is part of a master plan that considers aesthetics as well as purpose.
What are some of the benefits of living in The Meadows?
Planned for the area are several new neighborhoods, including residential housing in the Town Center, a nearly 300-acre mixed use area with residential, shops, cafes and workplaces. The Meadows offers numerous amenities that call attention to the community and the land. These include The Grange Cultural Arts Center, a community gathering place, and Interpretive Learning Stations, stopping points in Native Legend Open Space that tell the story of the land, including information about the area’s local horticulture and geological highlights.
Where is The Meadows, and who is developing it?
Close to shopping, dining and business establishments, The Meadows is located in the Town of Castle Rock, west of I-25 at Exit 184 and about 10 miles south of Park Meadows mall and 15 miles from the Denver Tech Center. The developer is Castle Rock Development Company (CRDC), created in 1997 to develop the master-planned community. CRDC principals include owners Donald Sturm, Leland Alpert and Craig McCallum.
How large is The Meadows, and when can homeowners expect The Meadows to be completed?
The approximately 4,000 acres of The Meadows is currently about 25 percent complete, with a maximum build-out of 10,869 homes over 15 years per zoning. Build-out for The Meadows is anticipated to take 10 to 15 years, depending on market conditions. In addition to existing schools in The Meadows, more schools are planned. Also planned are places for worship and a commercial/office, industrial and integrated business district. A fire station is already operating. Groundbreaking for the Town Center, a nearly 300-acre mixed-use area, is planned for late 2008.
What are the ranges of home prices in The Meadows, and who are the builders?
New homes in The Meadows are currently priced from the high $100,000s to semi-custom homes available from the $500,000s. Ten homebuilders offer a variety of styles and prices for a range of homebuyers. Homebuilders include Capital Pacific Homes, Engle Homes, Joyce Homes, Meritage Homes, MWD Homes, Oakwood Homes, Richmond American Homes and Village Homes.
What types of open space and recreation facilities are available or planned? How many parks?
Open space areas of native grasses and foliage where large areas of natural beauty are reserved for the entire community’s enjoyment are a major part of living in The Meadows. In addition to Native Legend Open Space, with Interpretive Learning Stations, within The Meadows there are many existing parks that are public and community-owned. Additional parks are planned as The Meadows continues to grow.
A major recreation feature is The Grange Cultural Arts Center, a multiuse community center with an outdoor 25-yard lap pool and a family-oriented, zero-entry play pool and water slide. Also, there is Butterfield Crossing Park, with a public swimming pool and basketball and tennis courts, along with Paintbrush Park, with two baseball fields, a soccer field, a horseshoe pit and a climbing wall.
Plus, Rock Park, Castlewood Canyon Park and Castle Rock Recreation Center are nearby. And, there’s the Douglas County Fair Grounds.
What is The Grange Cultural Arts Center, and what type of amenity is it?
A symbol of rural life, grange buildings historically served as the social and educational meeting places for farmers and their families beginning in the late 1800s. Today’s new Grange Cultural Arts Center in The Meadows continues these functions, providing a variety of services for residents. Adjacent to Harris Grove neighborhood and Paintbrush Park and near Native Legend Open Space, The Grange serves as a cultural arts center and community gathering place.
The spacious interior of the main building can be used for such activities as art exhibits, the performing arts, a meeting place for residents or for weddings. The Grange features a variety of classes and programs, catering to the many different residents’ lifestyles.
Outdoors are a 25-yard lap pool and a family-oriented, zero-entry play pool, a water slide and a separate structure that houses changing rooms, along with a snack and beverage area. The Meadows Neighborhood Company, one of the two homeowner associations within The Meadows, owns and manages the operations at The Grange.
Will there be mixed-use incorporated in The Meadows?
Yes. Located at Meadows Parkway and Meadows Boulevard is the Town Center, a nearly 300-acre mixed-use design slated to provide residential, shops, cafes and workplaces. Residential groundbreaking for the Town Center is slated for late 2008.
Along the Town Center’s pedestrian-friendly, narrower streets, front porches will welcome the art of conversation among neighbors. Guests will be greeted by front doors, and most garages are tucked behind homes in the alleyways. Adding architectural diversity to the Town Center streetscape will be single-family homes, row houses and rental apartments.
Will there be commercial space in the Town Center?
Yes. In the Town Center, approximately 30,000 square feet is planned for retail and office space.
What schools are in The Meadows?
Part of the highly acclaimed Douglas County School District and located within The Meadows community are Meadow View Elementary School, Soaring Hawk Elementary School, Clear Sky Elementary School (opening fall 2008), Castle Rock Middle School and Castle View High School. Two additional elementary school sites are planned as The Meadows continues to grow.
What medical facilities and utilities serve The Meadows?
Centura Hospital is scheduled to develop a medical campus that initially will offer emergency room services, imaging and laboratory services along with a medical office building. This first phase of outpatient services and a medical office building are expected to be completed by the end of 2009. Construction on a full service, state-of-the-art hospital will begin shortly after the first phase is completed.
Centura SkyRidge Medical Center is in Lone Tree, and HealthONE’s Centennial Medical Plaza and Parker Adventist Hospital are nearby.
Water and sanitation are provided by the Town of Castle Rock; other utilities are provided by Aquila (natural gas) and IREA (electricity).
